At JNC Architecture, we guide your project through a clear, structured design process — ensuring each stage builds confidently on the last. Following our initial discussions, we develop and test design ideas using accurate site information and 3D modelling. Where required, we work alongside trusted measured surveyors to ensure the existing building and site are recorded accurately from the outset.
We explore design options in 3D — considering light, layout, views, connection to the garden, and how spaces flow together — so you can properly understand your home before committing to construction. We know that buildings exist in 3D, not just on paper. This allows us to test ideas, refine proportions and explore alternatives, ensuring the final proposal truly reflects your vision while remaining practical and achievable.
Once a preferred solution is agreed, we prepare and manage the planning application before progressing into detailed technical design. This final stage translates the vision into clear, coordinated drawings that meet building regulations and give your builder the information needed to construct with confidence.
While many clients engage us through to this build-ready stage, we can also remain involved during construction as an additional service, providing ongoing design support and technical guidance where needed.
We begin with a conversation about your ideas, site and aspirations. This helps us understand your objectives and identify whether planning permission, permitted development or other approvals may be required. An initial consultation can then be arranged where appropriate.
We develop a clear project brief, identifying opportunities, constraints and any specialist input that may be required. This stage ensures expectations, scope and next steps are properly defined before design work begins.
You will receive a clear architectural services proposal outlining scope, stages and fees. Once signed and appointed, we move into the design stage with clarity and direction.
We gather accurate information about the site and existing building. This may involve measured surveys (undertaken by us or trusted specialists where required) and the development of accurate 2D drawings and a 3D model to form a reliable foundation for design.
Based on your brief, we explore and test concept design options — considering layout, proportions, light, views, materiality and how spaces connect and flow. Using 3D modelling, we refine and evolve the preferred scheme in collaboration with you.
Once a preferred design is agreed, we prepare and manage the planning application, producing the required drawings and documentation and liaising with the local authority throughout the process.
For certain projects or more sensitive sites, we may recommend a pre-application submission to the local authority to obtain early planning feedback before progressing into more detailed design. This can be advantageous in reducing planning risk before committing to full design development and submission.
We translate the approved design into detailed construction information, refining dimensions, junctions and build-ups to ensure the scheme is technically sound and ready for coordination.
We prepare and submit building regulations packages for Full Plans approval prior to construction, coordinating closely with structural engineers and other specialist consultants to ensure the project is fully compliant and technically aligned.
Where appointed, we can also undertake the role of Principal Designer under the Building Regulations.
We issue clear, coordinated construction drawing packages that provide your builder with the information needed to price accurately and construct with confidence.
Involvement During Construction (Optional)
Following the technical design stage, some clients choose to retain us during construction. In this role, we can provide design clarification, respond to contractor queries (RFIs), and undertake periodic site visits to review progress and help maintain design intent.
For cost planning, tendering and formal contract administration, we may recommend engaging a quantity surveyor or project manager where appropriate, particularly on larger or more complex projects.
