Whether you need more space, a better layout or want to completely transform the way your home works, a carefully considered extension can unlock possibilities you may not have realised were there.
JNC Architecture designs bespoke house extensions and home transformations across Kent and the South East. Rather than looking at an extension in isolation, we consider the existing house as a whole – exploring layouts, storage, natural light and the relationship between old and new to create a home that works better for you.
Every project is different. Our projects range from contemporary single-storey extensions to substantial two-storey and wraparound additions combined with extensive internal remodelling. Through 3D design, we can explore different possibilities with you before developing the preferred scheme through planning, technical design and Building Regulations.
Eastfields is a substantial extension and whole-house transformation in Hartlip, Kent, designed around the changing needs of a multigenerational family.
Rather than simply adding more floor space, we looked at the existing house as a whole. The design includes extensive ground-floor extensions wrapping around the property, replacement and conversion of the existing garage, a new entrance and staircase, and significant internal remodelling across both the ground and first floors. Together, these changes create a more generous, connected family home while providing flexible spaces that can adapt to different generations living together.
JNC Architecture developed the project from the initial concept designs and 3D visualisation through a challenging planning process which included an appeal. We worked closely with the clients to reconsider the scheme and the revised proposal successfully secured planning permission, allowing the project to progress to the next stage.
With planning approved, we have continued to develop the project through Technical Design and Building Regulations, coordinating closely with the structural engineer and wider design team to resolve the structure, construction details and building services ready for the next stage of the project.
This contemporary single-storey rear extension on St Mary’s Island was designed to create a larger, brighter family living space while carefully balancing the additional floor area with retaining a generous garden.
We explored a number of design options before developing a wide, light-filled extension with generous glazing and a strong connection between the house and garden. The internal layout was also reconsidered to make better use of both the new and existing spaces, including a partial garage conversion.
The island location brought additional technical challenges, including ground conditions and contaminated land. JNC Architecture coordinated with the structural engineer to develop a piled foundation solution, alongside the architectural design and Building Regulations requirements.
An existing public sewer also required a Southern Water build-over agreement, which we coordinated as part of the project. The result is a carefully considered extension that combines architectural design with the practical and technical requirements of a complex site.
Our clients came to JNC Architecture with their own sketches for a single-storey rear extension. Whilst presenting their ideas, we also explored the project afresh and presented an alternative approach that we felt could make much better use of the space. By developing the different ideas in 3D, the clients were able to compare their original concept with our alternative and ultimately chose to progress with JNC Architecture’s design.
The result is a light-filled extension that completely changes the way the rear of the home is used, creating a generous open-plan space with a much stronger connection to the garden. The internal layout was also reconsidered to make better use of both the new and existing spaces.
JNC Architecture successfully progressed the extension through the Prior Approval planning process before developing the Technical Design and Building Regulations package, coordinating the structural design and preparing the project for competitive tender. We have continued to support the clients during construction when necessary, helping to respond to queries.
Hempstead Road is a substantial extension and whole-house transformation, designed to create a larger and more practical family home while making much better use of the existing property.
The proposals include extensive two-storey side and rear extensions alongside significant internal remodelling and a front porch. Rather than considering the new additions in isolation, we looked at how the whole house could work together, developing the layouts around the family’s individual requirements and the way they wanted to use their home.
The transformation also extends into the upper levels, including alterations to the loft floor and roof, together with a new staircase and wider reconfiguration of the existing accommodation. The result is a coordinated design where the extensions and existing house are considered as one.
JNC Architecture developed the project from concept design and 3D visualisation through planning and Technical Design, creating an ambitious but carefully considered transformation tailored specifically to the clients, their home and the way they wanted to live as a growing family.
JNC Architecture was appointed after the clients had been let down by a local draughtsman. The original design extended into the Root Protection Area of a protected tree, meaning it wasn’t able to gain planning approval. We advised the clients to start afresh and worked with them to rethink the scheme.
Working closely with an arboricultural (tree) consultant, we developed a new design around the protected tree while still achieving the clients’ brief. Crucially, this wasn’t about simply making the extension smaller. Through careful design and internal reconfiguration, we found a solution that created four bedrooms at first-floor level while making the most of the existing home.
The redesigned scheme successfully secured planning permission from Medway Council. JNC Architecture then progressed the project through Technical Design and Building Regulations, working closely with the structural engineer to turn the architectural design into a practical, buildable solution. The project has now been completed.
